If you are buying to live in the house for seven to ten years, timing the market matters far less than buying the right property at a defensible price with a loan you can comfortably carry. If you plan to sell in two years, that is a much more serious conversation and I will tell you honestly if I think it is a bad idea.
I pull every comparable sale that closed near you recently, plus what is currently pending and what failed to sell, then adjust for lot size, condition, layout, upgrades and location within the neighborhood. You see the comps I used and the adjustments I made. If your expectations and the data disagree, I will show you the gap rather than take the listing and quietly let it sit.
Both are legitimate strategies and the right answer is property-specific. Paint, flooring, landscaping and deep cleaning usually return more than they cost. Large kitchen and bathroom remodels frequently do not, especially on a tight timeline. We will walk the house and build a prioritized list, and I will be clear about which items I would skip.
Start with a valuation and a conversation about the title situation, because that determines everything else — whether probate is required, whether there are multiple heirs to align, and whether the property can be sold as-is.
